This cabin includes: Outdoor Space: - A large, 3-tiered wraparound deck with plenty of room to relax. - A private hot tub on the lower-level deck, perfect for enjoying the views. Game Room: - pool table - air hockey - full size arcade game with 60+ classic games - jumbo connect 4 - board games. Bedrooms & Bathrooms: - Private king bedrooms on each level, each with a full private bathroom. - Both bathrooms include tubs. - A queen sleeper sofa in the living room provides additional sleeping space. Additional Amenities: - TVs in both bedrooms, the living room, & the game room. - An indoor gas fireplace for cozy evenings. (On from Oct-Mar) - A charcoal grill for outdoor cooking. - A full-size laundry room with a washer & dryer. - Ample driveway parking. - Fully paved road access to the cabin. Road Information: - The private road is mountainous but not steep. It is paved, with some narrow spots and a sharp turn. Most standard vehicles can access the property, though a 4x4 is recommended during winter weather conditions. The cleaners will provide some basic items to get your stay started: toilet paper, paper towels, dish washer pods, dish detergent, laundry pods, dryer sheets. We will also provide all bath towels & linens needed for your stay. Please plan to bring additional supplies for the duration of your stay. Distances to Nearby Attractions: - 5 miles to the General Store and local restaurants - 8 miles to the nearest grocery store - 8.5 miles to Pigeon Forge Parkway and main attractions - 21 miles to Great Smoky Mountains National Park

General Rules & Info *By booking, you agree to the terms in our Rental Agreement as well as the House Rules listed here on Airbnb. You’ll be required to sign the Rental Agreement at the time of booking. *We highly recommend purchasing TRIP INSURANCE to protect against unexpected circumstances prior to your stay. *We do not offer refunds for issues beyond our control (weather, natural disasters, power outages, acts of God, etc.). Please look into the appropriate TRIP INSURANCE. *Wi-Fi connections can be spotty, and speeds may vary throughout the day due to the cabin’s mountain location. No refunds will be provided for poor internet performance. *Cell phone service can be intermittent depending on your wireless carrier. *No parties, outside visitors, or overnight guests are allowed without prior approval from the host. The cabin’s maximum occupancy is 6 TOTAL PEOPLE overnight. *Although the cabin is suitable for children, it is not childproof. Parents or guardians are responsible for supervising children at all times. *This cabin is professionally cleaned after each check out. Any excess cleaning charges will be passed on to the guest. - Excessive Pet Cleanup Fee: $85 if pet-related messes (accidents, excessive hair, etc.) require significant extra effort. - Excessive Cleaning Fee: May apply if the property is left in poor condition and requires more than 45 minutes of additional cleaning. - If any soaps or oils are used in the hot tub, causing extra cleaning after the stay, you can be charged an extra $100 cleaning fee. *In the case of a late check out, if not agreed to ahead of time (prior to 10am on the check out date), the guest can be charged $50 for each 30 minutes past the agreed to check out time. *Guest Item Returns: if an item is left behind, our cleaners will charge a $35 trip fee to bring it to UPS/USPS to return. This does not include shipping costs. *Bugs and Animals: The cabin is treated monthly by a licensed pest control company, but occasional pests (ladybugs, millipedes, scorpions, carpenter bees, wasps) may appear. There is also wildlife in the area, including bears. Do not approach or feed wild animals. Always secure food, keep doors locked, and place trash in the bear-proof bin. *If winter weather occurs, 4WD vehicles are recommended to avoid being snowed in. Prepare with necessary food and supplies, as the road is not maintained by the county during snowstorms. *The cabin uses mountain well water, treated and filtered by a professional company. Though it’s safe for use, the water may have a distinct odor, so we recommend bringing bottled water for drinking. *The last ¼ mile of the private road has a moderate slope. *Quiet hours are from 10 PM to 8 AM. *No pets are allowed. Unauthorized pets will incur a $250 fee and may result in the termination of your stay without refund. *No smoking inside the cabin. Smoking of any kind, including e-cigarettes and vapes, is not permitted indoors. Any additional cleaning fees caused by smoking will be charged to the guest. *Security Cameras: A Ring security camera is located at the front of the cabin, overlooking the driveway and front door. It is motion-activated and records video and audio. This is for safety and security purposes. These are the only cameras on the property.
